Abu Dhabi's Department of Municipalities and Transport announced Musaffah Innovation District on 1 October, setting out a phased redevelopment programme for the established industrial area. An initial release of approximately 100 hectares of development-ready land supports the first phase, running to 2030.
Early priorities include logistics, light industry and construction-related activity, alongside mixed-use and residential sites in northern Musaffah and its waterfront. Larger industrial clusters follow in the 2030–2035 phase.
Participation models include Musataha agreements, long leases, public-private partnerships and development partnerships. For investors, the relevant opportunity is therefore not a single residential launch: the permitted activity, site and agreement will shape the investment.
The announcement sets the direction and sequencing of the programme. It does not provide individual plot prices or a tender timetable.
